I have been to this location several times since moving to Lynnwood. I had a couple bad experiences at the Bellingham IHOP but we tried this one shortly after we moved here and it was great. Now that weve been here several times in the last 6 months I can honestly say Ive always had great food and great service and the price is very good for what u get. The Dennys and Sharis in town dont compare with quality or service. Today was the first time we came here at a time when it was very busy. When we arrived at 11am on a Sunday we expected it to be busy. There were a couple parties ahead of us waiting to be seated but we waited a little under 10 mins before being seated. They took our order quickly and the food came out quick. It was perfect. Even though the place was packed we had attentive and fast service and good food. The team knows how to handle a busy Sunday rush. I would recommend it to anyone looking for yummy breakfast or comfort food. I also just want to add that its clear when a place us as packed as this and it still turns out great quality and service that they are well trained and must have very good management. I think it was the manager who jumped in to take our order. I like it when I see management helping out the staff when its busy instead of staying in the office writing up next weeks schedule or something like that when they have a restaurant full of customers.

The music is too loud for a diner and not appropriate, the cooks CHILD im assuming less than 4 is running around the entire place. When we were seated our now waitress greeted us with "guess ill be serving you then". The food took too long and when we got it it was cold! My food was also overcooked.Their excuse was "theres only one cook" and he was putzing around with his child when we even walked in. When these things were brought to the attention of the staff they were un apologetic and reluctantly took off the entrée that had to be sent back because my mom had gone over her lunch break. There were fruit flys on our table. There were other customers telling to get servers attention because they were only concerned with talking to each other. We were never checked on. This place has declined significantly in the past couple years. I feel dirty just sitting there in the duct taped booth. Im not going here again. I grew up in the area and this ihop is a very small claustrophobic building and even since i was a small human it is still the same size. Ive worked as a server before and theyve displayed everything not to do.

Bacon is completely burnt.. who wants burned bacon, especially when it was ordered halfway through meal, as a side, $3.00 for 3 pieces wow $1.00 a piece for BURNT BACON! for my child.. Why would we tip, when we wanted bacon for a 5 year old, and it was very burnt. Very small portions of hashbrowns, even with the chicken fried steak! No gravy, gravy for mashed patatoes?, asked do these come with gravy? Get told no they do not.. Not very Impressed .No tip...oh and the sunny side up eggs were more done than the over easy, uncooked whites to runny yuk! Almost raw.. even the 11 year old said the eggs Benedict were awful, and wouldnt eat them, said they were almost like, gross dry fast food, that took forever to get..

Normally quite enjoyable at this restaurant but not this time. Got an order to go and when I opened up the boxes I noticed my stuffed French toast was not only without "stuffing" but it was ice cold. Literally like it was pulled out of the fridge right before I arrived. My wifes hasbrowns that were requested crispy were soggy, and our eggs requested over medium were over easy, with broken yolks. I would have taken it back but I shouldnt have to turn around once i get home and make my family wait longer to eat. The only reason this has 2 stars is because the staff is always Friendly, and my sons order was right (Rooty Jr.). Take it from me and never order to go. Sit in and eat.

What more can you say about Ihop I have always had great service. Due to my work I am always in a full suit. I had a good hour to spend and I didnt have breakfast so I decided on this. Service was terrible from start to finish. I sat down fairly close to the door which I dont like but hey not like everybody was their right ? It took 2 minutes to order my food and 1 minute to make it.. I got a steak omlet and fruit. I took two bites and my waitress said heres the check ? I just smile slightly and say thanks. I took another bite and she asked did I was a to go box ? I dropped a $20 and left very mad. I hate service like that. I will never go to another Ihop .

The long uncomfortable waiting line is miserable. Sometimes you are waiting mostly standing up with sometimes 1 hr long waiting time. The staff is nice for the most part. The seating arrangement feels like youre in a high school cafeteria. If you go with only one other person expect to get close seats sharing with another 2 person party. Awkward. Then the food comes, thats when you know its just mediocre and not worth the hr plus time you waited. I dread going there. They need to get realistic and expand the building.

Salty While I have not been to my local IHOP here in Lynnwood the advertisement for all you can eat pancakes sounded like a nice introduction. I checked the web site to see how salty they were. The good news is they have done a fantastic job posting nutritional information. The bad news is 3 pancakes has 1390 mg of sodium. One pancake has more than 2 slices of bacon. I dont think Ill try them after all. My homemade ones are pretty good.

Walked in, sat for ten minutes before offered drinks. Immediately told they were out of said beverages. Waited ten more minutes for drinks, same server came out without the beverages and told us it would be a while for food cause they only had one cook. The restaurant was not even one third full.... We will never return to that place.

As far as IHOP experiences go, this place is as good as it gets. The food is consistent and good. Its not gourmet but its good for diner food. Also, I received the same service whether I was alone in the restaurant or it was a busy Wednesday morning, like today. If I were to recommend an IHOP it would be this one.

Just... No. Ill give credit to our waitress, despite everything, she was clearly invested in providing a good experience and that goes a long way. That said, the unbelievable crowds, the packed in like sardines sitting conditions, and the beyond mediocre food... Give no reason to ever return.

I went to breakfasy with two other people and there was hardly anyone there at the time. The food tasted fine, but the timing of it was so poor that two of us finished our meals before the other had been served and they forgot portions of our order which were brought very late.
