Ive eaten here almost every week since it opened 3 months or so ago and everything has always tasted good! The service has always been nice and helpful! Some of the bad reviews boggle me....Ive been to plenty of places brand new that waitresses were overwhelmed and didnt know the menu yet. Did you know what to do and how to handle everything your first day of work? New places need time to get their groove. If you have one unpleasant visit and decide not to go back then its your loss. Theres several places I would be missing out if I made my decision based upon the first or sometimes even 2nd visit! Bjs bybthe oviedo mall. Always terrible service but food is mostly good. Basically I dont NOT try a place based on someones one bad experience. Everyone has a bad day here and there. Bottom line is this place is great and if service is off one day try to get over it. You never know their battle, their struggle. Stop complaining and be helpful with honest feedback to the manager for something to improve on! Any manager would love that and listen as its their paycheck thats ultimately effected to.

I was glad to see Perkins artive in the Winter Spgs, Florida area. But the last 3 times here my eggs arrived at my table cold. I had to send them back. Today I ordered hot tea with my meal. . The cup brought to me had a womans lipstick on the rim of it. I called the waiter over, showed him the lipstick (dirty cup) and politely told him I would not be eating here. I left the premises. I will NOT return here; I will go back to Perkins in Altamonte Spgs. Fl where I was going before. This is the fourth time I received unacceptable service. This is totally unsanitary, if the cup is still dirty from the previous customer. I dont hold much hope for the plates and silver ware being cleaned properly. I have a medical condition and my immune system has been compromised and I CANNOT be exposed to these unsanitary conditions. .

I agree. The place just opened and people are saying they are coming here for years. Must be a time travel. Food was horrible and the service even worst. First, the waitress didnt bring salad. The baked potato was made at least the day before it looked so old. I would be ashemed to serve that to anyone. Half of the food wasnt cooked properly. Not even once I was offered a refill on my drink. The manager didnt even asked how was the food when she cashed the check, she knew how bad was our experience. For a brand new place I was really disappointed to spend 35 bucks and basically feeling like vomiting after. Stay away from that place and enjoy other restaurants with proven records.

Really confused how this location has reviews from three years ago when it just opened. Also, the first picture is of somewhere else. Horrible experiences both times I visited. Staff is u enthusiastic and overall just depressing. Atmosphere is that of a nursing home cafeteria. Waitresses are completely inexperienced and dont even act like theyre trying. Food was alright but both times I could tell it sat under the heat lamp for at least ten minutes. Whoever runs this location should clean house and completely rehire staff. I live within walking distance but will not be returning anytime soon.

Was sat at unclean table. Had to sit there and wait for them to clean it. Asked for a sweet tea and got unsweet what tasted like salt water. Order came out 45 mins later 2nd was wrong. Waitress just making excuses on why it was late. Waitress addressed that we needed refills, waited 20 minutes for that one. At the check out, the girl didnt say a word. Just took the card, swpied it and was handed a receipt. From start to finish, the entire experience was not enjoyable for a Sunday morning. For a brand new store, it should have been so much better. We will not be back.

We have eaten at this location 3 or 4 times since they opened and always received good service and food. Our favorite Perkins was about 12 miles away so we were eagerly awaiting this locations opening since we live within a mile. You have to be cautious as you drive down HW 434 or you might miss it. It sits at the corner of 434 and Heyes rd. and is worth a visit.

Mike and his staff are great! I highly recommend Barbie and Adrienne for your wait staff. My family and I have been coming here for years and find it to be a great place for good food and reasonable prices. You cannot go wrong for breakfast, lunch, or dinner. Check them out when you are in West Orange county the next time.

This will be my third time coming to this location. I found it kind of odd that we were sat separate from the rest of the customers, even though the restaurant was empty. If they will treat customers that way they will be running out of service. Worst place I rather go to IHOP than this place. No customer service at all.

Overall a good experience. Food was very good for an inexpensive restaurant. Service was prompt and friendly. The atmosphere would be improved if the kitchen staff didnt shout "hot food in the window" every minute or so. Surely there must be a less obtrusive way to alert servers that their orders are ready.

New and very accommodating to my daughters allergies to soy products. Its a product that is in everything we eat. Check labels it causes her to have terrible digestive issues including doubling over cramps. They are going to try to get a menu online like they do with peanuts and whey.

Yum! Try the low calorie breakfast with blueberry pancakes and bananas with chicken sausage. I got regular eggs. Was so terrific and 600 calories. Clean restaurant. Good service too. Yummy desserts, tea great for conversations and short meetings, nice date or family fun.

Nice people. Food is usually good. Every so often, they miss the mark. Salad tasted old tonight. I did not complain. Know that they would give me something else. We go every week. Turkey dinner was outstanding this evening.

Excellent customer service. Friendly. And the waitress memorized everything we ordered! This is our newfound favorite restaurant. Plus they came out and sang happy birthday. Its an overall great place to come here!

This place is just fine. The food is always good, and for breakfast it is actually a better value than most anywhere else. Its not fancy, but the food is good and so is the service most of the time.

Terrible experience. The server he gave me the bill with my food. I work in a restaurant and we never do that. I talk to the manager and he told me thats what they normally do.
